How much salary do I need for a ₹50 lakh home loan?
Banks stretch. Your grocery bill does not. Plan EMI from take-home, not CTC.

CTC is a vanity metric here
Someone told you ₹50 lakh needs a ₹12 lakh CTC. Maybe. Maybe they ignored your car EMI.
At ~8.5% for 20 years, EMI sits near ₹43,000. That is the number your kitchen should meet, not a LinkedIn CTC.
That is the actual question. Not the slogan on the brochure.
In Hyderabad this debate still shows up at dinners as if character, not cash flow, is the variable.
Numbers first. Feelings after the numbers get a chair.
Lenders may sanction total EMIs near 50% of net. Living there is how the credit card shows up.
When the gap looks ugly, the gap is doing its job.
Sanction letters are not household budgets. Banks do not eat at your table.
Work backwards from a sane EMI
Fix an EMI cap at 30–40% of take-home if you still want a SIP.
Then solve loan amount at today’s floating rate, not last year’s tweeted repo cut.
Open a calculator and type the ugly version first—₹43k EMI + existing EMIs + school fees, not the brochure EMI alone.
Type the version that would still stand after a bad bonus year.
Add 0.5% rate stress. Floating loans move. Your salary might not the same month.
Write the result on paper. Screenshots die. Paper stares back.
If you cannot explain the result to a slightly impatient parent, you do not understand it yet.
FOIR is not your friend
Using CTC instead of in-hand. PF and tax do not pay HDFC.
Hiding a live personal loan. They will find it. Then FOIR explodes.
Assuming variable bonus counts 100%. Banks haircut it; you should too.
If a caption fits in eight words, it skipped the messy month.
Your cousin’s 2017 small-cap luck is not a policy.
A plan that never gets a yearly refresh is a framed poster.
In Hyderabad the skipped review later becomes a complaint about luck. It was maintenance.
What to clean up before applying
Clear small nasty EMIs first. Eligibility loves a clean bureau more than a pep talk.
Keep FOIR headroom so one medical bill is not a bounce.
Co-applicant income helps sanction, not necessarily your peace if they cannot really pay.
Buffer first, ugly debt second, this goal third. Reverse it and the goal becomes a loan.
Investing while revolving a 36% card is theatre.
Cut the size before you cut the habit. Habits are expensive to rebuild.
A smaller SIP or a shorter loan goal beats a heroic screenshot you cancel in six weeks.
₹50 lakh at 8.5% for 20 years
₹43k EMI → DIY take-home around ₹1.1–₹1.4 lakh if you also SIP.
Bank may nod at ₹85k net. That nod is not a lifestyle.
₹50 lakh is principal. Interiors and stamp still want cash.
Treat every rupee here as a sketch. Lenders and markets get a vote later.
If the plan only works at 18% returns or a 6% home loan forever, it is not a plan.
Stress it at a worse rate. If it still stands, you can live with the nicer years too.
Keep a 10% haircut for tax, fees, or the extra month the builder delays.
Do this before the RM WhatsApps
Get a pre-approved range, then buy 10% below it. Ego houses are expensive.
If the EMI only works with overtime forever, pick a smaller ticket.
If you only work this in January, you are doing astrology.
Calendar reminder beats a quote about discipline.
A Hyderabad cousin who wants a shortcut can get this page. They cannot get your leftover salary.
And please date your spreadsheet. Future you will not remember which fantasy version this was.
Sketch, then confirm with the actual lender or a CA. This page does not sign cheques.
Change the numbers in the calculator above and see the result on this page.
